Build the income case

Use conservative assumptions for variable overtime.

This is a range, not an agreement in principle

Income multiples are only a first-pass planning device. A lender also considers monthly commitments, credit history, dependants, term, loan-to-value, interest-rate stress testing and its own treatment of variable pay. The result is not advice, a recommendation or a mortgage offer.

Make overtime evidence usable

Lenders may average a period of payslips or P60 evidence and may accept only part of variable earnings. Keep payslips consistent, avoid modelling exceptional one-off overtime as permanent income and ask the lender or regulated broker how its criteria treat public-sector overtime.

Frequently asked questions

Does being a firefighter guarantee a special mortgage?

No. Some products or advisers market to public-service workers, but eligibility and value must be assessed against the whole market and your circumstances.

Why can the final offer be lower?

Affordability limits, credit commitments, property valuation and lender policy can all reduce the maximum.
