Honest scope: educational planning, not mortgage advice or an agreement in principle. Lender-treatment percentages and multiples are editable assumptions, not verified lender rules. Start with the free readiness check.
Educational planning tool, not mortgage advice, an agreement in principle or an offer. Lender policies vary and change. Your home may be repossessed if you do not keep up repayments on your mortgage.
Illustrative planning estimate based on published rules, not financial, legal, pension or tax advice. Your payroll record, contract and scheme administrator control your actual position.
Lenders do not just look at your salary; they look at how confident they can be that it will keep arriving. For a firefighter, basic pay is easy to evidence. Overtime, on-call earnings and allowances are where preparation makes a difference, because lenders may average them over a period and count only part of them. The pack turns the free mortgage readiness check into a working file: a structured overtime history, a checklist of documents, side-by-side scenarios and a list of questions for an adviser.
Serving firefighters and officers planning to buy or remount in the next year or two, particularly those whose income includes overtime, on-call retainer or local allowances; first-time buyers building a deposit (see the overtime-to-deposit tool); and partners or advisers who need a clear summary. It is not suitable as a substitute for regulated advice.
Overtime is valued at the published NJC overtime rate for your role (the plain hourly rate for group and area managers, where none is published). Where you log overtime, one button applies the average of your log to the borrowing figures. Lender treatment is modelled with percentages and multiples that you can change; they are illustrative planning assumptions rather than verified lender rules, because policies differ between lenders and change. Many lenders begin around four to four and a half times income, and the Bank of England's loan-to-income flow limit recommendation (no more than 15% of new mortgages at 4.5 times income or above) is one reason 4.5 is a common practical ceiling. See the firefighter mortgage guide for more, and the mortgage borrowing calculator for a single quick range.
The pack does not check a lender's criteria, search credit files, give an agreement in principle or recommend a product. Real offers depend on affordability, commitments, credit history, valuation and lender policy. Repayment figures are simple repayment-mortgage arithmetic at the rate you enter. If you are unsure, speak to a regulated mortgage adviser; your home may be repossessed if you do not keep up repayments on a mortgage. To see your take-home pay first, use the free pay report, and read the payslip guide to understand the lines a lender will read.
A 24-month overtime history log with averages and steadiness, a three-purchase comparison with a rate stress test, a 13-item evidence pack checklist showing where to get each document, adviser questions tailored to your numbers, a printable summary with an optional AI-written interpretation, saved reports and AI Q&A on your figures.
No. It is an educational planning pack. Only a lender can offer an agreement in principle or mortgage, and only a regulated adviser can advise on a product. Lender treatment of overtime, on-call pay and allowances varies and changes, which is why every lender-treatment number in the pack is an editable assumption.
No. £9.99 one-time, and you can pay as a guest. Create a free account afterwards to keep access on every device and save your summaries.
Your inputs, log and checklist stay in this browser. Nothing is sent anywhere unless you choose to: asking the AI a question or writing an AI summary sends your figures to the AI service to answer, and Save to my account stores a copy in your account. Analytics record coarse events and buckets only, never your figures.
The pack is for you and your adviser; lenders rely on their own forms and your payslips, P60s and employer references. Its value is in helping you gather and organise those documents and understand how variable pay might be treated.
No, but the free mortgage readiness check is the same tool with the premium tabs locked, so it is a good way to see whether the pack fits your position. Everything in the free check remains free.
Yes. Open the Summary tab, choose Print or save as PDF and pick 'Save as PDF' in your browser's print dialog. The input panel and site navigation are hidden in print.
It recalculates your monthly repayment at your rate plus the rise you choose (2 percentage points by default) and shows it as a share of your estimated take-home and what is left after your commitments. It is a check of your own comfort, not the test any particular lender applies.
